What’s New Near Vanderbilt Beach This Fall 2026
Most seasons in North Naples arrive quietly. A new chef takes over a familiar room, a hedge gets replaced, a valet stand moves ten feet. This fall is not that. Between the corner of Airport-Pulling and Vanderbilt Beach Road, the middle of Strada Place, and the beachfront a mile west at the Ritz, three of the anchors that structure a resident's week are all under construction on the same calendar.
The beach itself is unchanged. The rest of the corridor is not. For roughly one season, the rotation most residents settled into years ago becomes provisional, and the places that lock in reservations, tenant mixes, and Saturday habits during this window will still be doing so five Januarys from now.
The Galleria Shoppes at Vanderbilt, on the northwest corner of Airport-Pulling and Vanderbilt Beach roads, has spent a decade as the neighborhood's practical center. It is where residents run errands between beach mornings and dinner. It is not usually where they linger. The 2026 tenant sheet reads like an attempt to change that.
The adjoining spaces once held by The Cave Bistro & Wine Bar and Naples Wine Collection are being converted into Ambrosi & Sons, an Italian market and hospitality venue, with an early-2026 launch. Across the way, The Good Pour, a Florida-based wine and spirits retailer, is opening its sixth location at the 1000 Building, the new four-unit building behind the CVS outparcel. It is not a small footprint. They leased the entirety of that building, more than 7,000 square feet, the largest of their locations to date.
Next to those, The Supper Club is moving into the former Tableside space with a 1930s-inspired dinner lounge concept, and Aufieri & Martinez Argentinian Steakhouse is preparing to open in a longtime restaurant space. Behind all of it, a two-story building under construction at the Galleria will add about 20 new units, attracting further restaurant and retail tenants. Read together, that is a market, a wine hall, a supper club, a steakhouse, and twenty more slots inside one intersection. The Galleria is quietly rebuilding itself into an evening destination rather than a daytime errand stop.
For a resident whose rotation runs Turtle Club on Friday, Mercato on Sunday, and the Ritz for special occasions, that matters. The intersection two miles inland is about to demand its own night on the schedule.
The other half of the shift is unfolding at Mercato. After a delayed groundbreaking last summer, the central Piazza along Strada Place is being tripled in size, with a permanent covered performance stage in front of Narrative coffee shop and the new Waxin's, and expanded turf, seat walls, benches, landscaping and lighting. The banyan tree on the corner near the former Bravo has been illuminated with custom-made lanterns and color-changing LED lights.
The construction schedule matters because the calendar is tight. The revamped Piazza is targeted to open in mid-October, with a big grand opening reveal event in early November, just in time for season. That means residents get roughly four to six weeks of a new Piazza before snowbirds land and reservations tighten.
The tenants circling the new lawn have shifted almost as much as the lawn itself:
A resident who last walked Strada Place in April will find a different tenant on nearly every third door. The point of the redesign, per North American Properties, is that movies, concerts, and other events will no longer be hosted on the small lawn space east of Rocco's Tacos; the goal is to bring everything centralized. In practice, that pulls foot traffic away from the eastern end of the property and toward the new stage. If your usual Friday drink was at a table on that eastern lawn, you are about to sit somewhere else.
The third anchor is the one nearest the water. The Grill at The Ritz-Carlton, Naples is temporarily closed through October 2026 for a transformation, with dinner service scheduled to return in October 2026.
For anyone who marks anniversaries or hosts out-of-town partners at The Grill, that is a full season of pivoting. The resort's other rooms remain open. Nolita for Italian, Sofra for Mediterranean, DUSK for Asian-fusion, RITZ Lobby Bar, Gumbo Limbo on the sand, MOKA for coffee, and the Sand Bar all continue. DUSK, in particular, keeps a late bar, open until 1:00 AM. Between those and the Turtle Club at the Vanderbilt Beach Resort, the beachfront dinner options are still real. The specific room that residents used for the steak-and-wine occasion, though, is not one of them until October.
The through-line across all three anchors is the same. The Galleria is adding evening rooms. Mercato is redesigning the space between its rooms. The Ritz is renovating its most formal room. In a normal fall, one of these shifts would be the story. This fall, they overlap.
One event bridges the summer-to-season transition on the ground rather than in a brochure.
At Mercato, Artis-Naples summer programming through July and August features chamber music, jazz concerts, and the Festival of Great Organ Music, and Rock the Block at Mercato on August 20, 2026 is a block party in the heart of Mercato with live music, drinks, and family programming.
August 20 lands roughly six to eight weeks before the Piazza reveal. It is the closest a resident will come this summer to seeing the property function in something like its finished form, with the tenants that have already opened, before the tenants still in buildout come online. Worth an evening.
None of this changes what makes the neighborhood the neighborhood. Vanderbilt Beach still spans nearly three miles in North Naples. The parking garage at the end of Vanderbilt Beach Road still holds 375 cars and still fills on weekend mornings. The birdwatching, the shelling walks at sunrise, the sunset on the Ritz boardwalk, none of it is affected by construction plywood two miles inland.
What changes is the evening layer that sits on top of the beach layer. The reservations that used to be reflex bookings need a second thought. The three-restaurant Saturday circuit that ran Turtle Club at sunset, then a nightcap at Mercato, then a Sunday brunch nearby has a new middle stop worth trying. The Galleria intersection deserves a proper dinner rather than a coffee-and-errands drive-through. And The Grill goes back on the calendar the week it reopens.
Residents who work through this list before Labor Day get to shape the rooms that will define the corridor's next several seasons. The chefs and managers who open in July and August are still adjusting menus based on the tables in front of them. The ones who open into a full high-season room the week after Thanksgiving are calibrating for a very different crowd. The window between those two states is short. It is the window residents own.
